Senda Home Pros is a property care service built specifically for shared housing properties. We provide handyman, cleaning, and landscaping services designed for PadSplit hosts, coliving operators, and rental investors managing shared housing.
What areas do you serve?+
We currently serve the DFW Metroplex including Fort Worth, Dallas, Plano, Richardson, Garland, Arlington, and Sherman. We are expanding rapidly across Texas and Florida, with plans to go national. If your area is not listed, join our waitlist and we will notify you when we launch nearby.
How is Senda different from other home service companies?+
We are purpose-built for shared housing. Our professionals are trained for the unique demands of coliving properties — higher wear, shared spaces, and the need for consistent quality. We also provide photo documentation after every service visit.
Do I need to be a PadSplit host to use your services?+
No. While we specialize in shared housing, our services are available to any property owner or operator. Our expertise in shared housing environments simply means we deliver a higher standard of care for all properties.

Services

What services do you offer?+
We currently offer three core services: Handyman (repairs, installations, preventative maintenance), Cleaning (deep cleaning, turn-ready cleaning, common area care), and Landscaping (lawn care, yard maintenance, exterior upkeep).
Can I request a one-time service without a subscription?+
Yes. You can request one-time service at any time through our Request Service form. We also offer specialized one-time services like Make Ready Cleaning and Post-Construction Cleaning for property managers and investors.
How quickly can I get service?+
Response times depend on your plan tier and urgency level. Subscription clients with Complete plans get same-day emergency response. One-time service requests are typically scheduled within 2-3 business days.
Do your pros bring their own supplies and equipment?+
Yes. Our professionals arrive with their own tools, equipment, and supplies. For cleaning subscription plans that include supply restocking, we also replenish household essentials.
What is the 50-point coliving cleaning checklist?+
Our 50-point checklist is a structured cleaning protocol designed specifically for shared housing. It covers every area of the property — bedrooms, bathrooms, kitchens, common areas, and laundry — plus includes property condition documentation, safety checks, and maintenance issue identification. Pricing & Plans

How much do your services cost?+
Pricing depends on the service and plan tier. We offer Essential, Essential Plus, and Complete tiers for each service, plus an Ultimate Bundle that combines all three. Visit our Plans page for detailed pricing.
What is the Ultimate Bundle?+
The Ultimate Bundle combines preventative maintenance, professional cleaning, and weekly lawn care into one comprehensive plan. It is designed as the set-it-and-forget-it operating plan for coliving investors.
Do you offer annual billing?+
Yes. All subscription plans are available with annual billing. Pay annually and get one month free — that is 11 months for the price of 12.
Can I change my plan later?+
Yes. You can upgrade, downgrade, or change your plan at any time. Contact us and we will help you find the right fit for your current needs.

For Professionals

How do I become a Senda Home Pro?+
Apply through our Become a Pro page. We will review your application and reach out within 2-3 business days. We are looking for experienced handyman, cleaning, and landscaping professionals.
What are the requirements to join?+
You need paid experience in the services you apply for, must pass a background check, show proof of a valid ID, and attest to possessing all applicable licensing. Liability insurance is preferred but not required — we can help you secure it for as little as $19/month.
What kind of work can I expect?+
Senda Home Pros provides steady work from subscription clients. You will serve shared housing properties in your area with consistent, recurring jobs. We match you based on your trade, location, and availability.
